Tennessee Timeshare Cancellation Guide

10 calendar days from execution of the contract. Tennessee has strong consumer protections for timeshare buyers. TCA § 66-32-118.

How to cancel your Tennessee timeshare

  1. 1

    Act within 10 days of signing

    The clock started the moment you signed the contract — not when you got home. Count 10 calendar days from your signing date. That is your deadline.

  2. 2

    Write your cancellation letter

    Include: your full name, address, and phone number; the contract number and date; the resort name and property description; and a clear statement: "I am hereby exercising my right to cancel my timeshare contract under Tennessee law." Sign and date it.

  3. 3

    Send by certified mail with return receipt

    Go to the post office. Send the letter via USPS Certified Mail with Return Receipt Requested. Keep the green card when it comes back. Keep a copy of the letter and your receipt. Do not rely on email or phone.

    Send to the address in your contract

    Use the address listed for rescission/cancellation in your purchase contract. Some resorts list a different address for cancellations than for general correspondence. Use the specific cancellation address if one is listed.

  5. 5

    Follow up in writing if ignored

    If the developer ignores your cancellation, send a second certified letter referencing your original cancellation date and USPS tracking number. Contact the Tennessee Attorney General's office and file a complaint with the CFPB.
